The Company has immense knowledge and experience in acquiring large boundaries with perfect records, based on which it has developed a land bank with acres of irrigated fertile lands all along the Western Ghats. Such large boundaries are developed as well-planned gated community projects with plots of commercial land having agriculture and amenities are offered to select clients.
Project Development :
The Company follows an innovative scientific development system which varies from one project to another. In general, the entire boundary will be electric-fenced and a road will be developed all along the boundary. The land is subdivided into one or more acre plots leaving the common area by converting to commercial or residential through alienation as per government regulations. Asphalted roads are developed in such a way that all the plots face the road in the front, and the walking path is on the other three sides. An eco-trails club will be constructed at a picturesque location and eco-highland home sites are also earmarked. Basic requirements such as the Manager’s House, Storage Room, Drying Yard, Workers’ Colony etc., are constructed as per the requirement of the project.

Today, land is in great demand. Finding a property with clear land documents is not easy. Sometimes, buying land without clear records could lead to litigations. The Company verifies all the land documents carefully, makes necessary tenure changes, commercial conversions and offers only properties with perfect documents so that there is no problem whatsoever, in future. Establishment Activities :
In commercial agriculture, a scientific approach to plantation establishment is very important to increase production per unit area for the lifetime of the estate. Vanadurgi Group, with generations of experience in the field, and the ownership of large expanses of plantation with over 16 plantation crops, is more knowledgeable than most others in the field. The Company will technically establish each and every aspects of the farm, right from the variety of crops planted, their spacing, drip irrigation and fertigation to electric fencing and infrastructure development. It follows the inter-cropping system wherein many crops are grown in the same place as this ensures a stable income, and whenever the price of one crop is at the lower end, the others will support.
Management Services :
Owning a farm is everyone’s dream, but managing it is no joke. Only a company with a vast agricultural background can handle these kinds of projects, as it is a long-term commitment demanding lots of experience and administrative skills at various stages. The Company will take care of all the management issues such as the control of weeds, irrigation management, fertiliser application, replanting damaged saplings, control of diseases, periodical pruning, security and government tasks. Vanadurgi, with its well-qualified agro-tech professionals, through a unique agriculture management model, with transparent corporate administration, will manage the estate and generate good income. With the employment of right management skills at various stages, the Company is able to deliver over 30% extra income in comparison to normal farms.
Agarwood Solutions :
Agarwood is a peculiar crop which needs a lot of expertise and techniques from soil to oil. The Company has the backing of its sister concern, The Vanadurgi Agarwood India Ltd, India’s largest agarwood agriculture company which has active collaborations with leading institutions and companies around the globe. It is a public sector company currently managing over 5,000 plantations in the hilly regions of south Indian states. The Company provides complete agarwood solutions — right from the establishment by planting genetically-traced high -resin producing varieties, managing trees with scientific techniques, artificial inoculation through patented system and manufacturing value-added products in a state-of-art processing factory. It also takes care of all government related works and harvesting permissions from CITES as well. The Company assures the purchase of inventories for the best price, with net profit calculated on the basis of the final sale value of end products in order to maximise the profit for owners.
Corporate Governance :
The Company will follow a transparent corporate administrative system to maintain expenditure and income of each unit, and it is regularly updated to clients as well. In general, ripened fruits are harvested from each unit, and fresh fruits of each unit are weighed and transported to the exclusive processing, drying and storage unit. The production of each unit is calculated on the basis of fresh fruits to processed ones, on the basis of the standard conversion ratio. Inventories are purchased at the best market price and amount payable is calculated taking net profit from individual units into account. The Company will maintain transparency in the cost of cultivation and sale value of inventories, as per government standards. Since all the management risks are covered by the Company, owners are the real gainers.
Memorandum of Agreement :
When we offer a property for sale, we do not look at it as a one-time sale: we assure the long-term management of the property. In order to run the system transparently and smoothly, in the interest of both the owners and the Company, a management agreement will be signed, specifying responsibilities for property development, agriculture management, agarwood solutions etc. The duration of the agreement is 10 or 20 years, depending upon the cropping pattern and future development of the property. Finally, on the expiry of the agreement, the Company and all the owners of that project will decide upon a plan of action for the next term.

Eco-highland home sites vary according to the project. In a high-end project, a site measuring 5,000 sq ft is earmarked in the vicinity of the club, whereas in a commercial agriculture project, a site measuring 3,000 sq ft is amalgamated within the plot itself, in a corner facing the main road.
However, the construction of an eco-highland home is not mandatory, as you are free to use the Company’s holiday facilities. Since you are the owner of the land, you can build it whenever you desire. If you wish to build a home, construction will be undertaken by our sister concern, according to our various models approved by the clients.
When you build the home, the Company will take care of its maintenance. You can also rent it out when you’re not using it. The Company will also hire it either on profit-share-basis or on fixed rentals. This can be a great passive income, and you can enjoy the benefits of the property’s appreciation as well!

Club Eco-trails offers unique hospitality services through holiday facilities built inside the picturesque estates at various tourism destinations of Western Ghats. Clean, comfortable and spacious accommodation, just right for those who want to get away from the humdrum of city life, but not very far from the comfort of their homes. The Club membership is free for owners. They can utilise the facilities either in their own estate, or at any of our clubs. Further, it is affiliated with resorts and clubs at various locations so that owners can visit their estate to examine its growth, and also visit places of tourist interest around.
Holiday facilities vary according to the project. A basic construction in a commercial plantation will be just like a relaxing infrastructure or a guest house spread in an acre. In scenic view projects, a plantation club will be designed along with facilities and heritage bungalows of about 1,500 sq ft area, with a bedroom, drawing room, dressing area, kitchen and a spacious veranda. Each such bungalow is loaded with a double bed, a telephone, a sofa-cum-bed, a television with satellite connection and an internet with wi-fi. Each unit provides comfortable accommodation for two adults and kids, ensuring privacy for the couples. The cook and butler service ensures that guests are always comfortable along with laundry service, travel desk, doctor-on-call and valet service on demand.
Rare fruit bearing trees are planted for the enjoyment of plantation owners. In the vicinity of the club, a beautifully manicured lawn is maintained, which also facilitates owners to organise their own private celebrations. Guests can go bird watching early in the mornings, or on plantation tours or trekking, or indulge in a game of badminton or table tennis at the affiliated centre.
